However, this is a big house on Cuba Lake and the owner lived here year round. The first floor has 2 bedrooms with an open floor plan. You can arrange the furniture to make a family room, formal dining room, or ping pong or pool table. The kitchen is a big eat in kitchen with plenty of cabinets and countertop. You can see the lake from everywhere except the back bedroom, now being used for an office or study. Traveling upstairs you walk into a side open area with another beautiful view of the lake. You can belly up to the bar or remove the bar and have a huge living/ entertainment area. One of the bedrooms on this floor has a vaulted ceiling making it nice and airy. There is another good sized bedroom on this floor, plus a smaller room used for hobbies but could be a bedroom.
What a great location on the lake! The water is shallow enough for young swimmers, but deep enough at the end of the dock to go water skiing!
The house needs some attention. The bathroom downstairs is not working and the foundation needs some attention, but you cannot beat it for the price! Natural Gas is available according to the seller's son, but the seller never hooked into it.
There are not a lot of lenders for this property because it is on leased land from NYS Parks Department. There Is an annual lease, but we are not sure of the amount, normally less than $2,000 for a property like this. The taxes do not include the Star deduction.
